Timing starts when you confirm Joshua's character and ends after the final scene w/ Hopkins when the credits start
(Since the game is never saved, in-game time can not be used)
Mash through opening text. The fastest way of mashing is to simultaneously tap the screen and mash a button.
Play radar run. (until you have $2300 which should only require one try)
When you gain control, talk to Martin
Talk to Hopkins
Wait until afternoon (don't interact with anything, it wastes time)
Take Martin's tour and mash text as fast as possible
After cut scenes talk to Hopkins to receive a 1 star rank
Go to house and set up bed close to the entrance as you will be using it quite a bit andsleep until morning
Go to the secret spy elevator
After cutscene go to the left to the area of town with the train station. On the far left wall is a rock that you can interact with. Interact with it.
After two Martins show up, ask what job they had, talk to Hopkins who will tell you which is the real one, come back and pick the right Martin (as in the one on the right)
After a cutscene of chasing Thief V and talking to Hopkins, a 2 star ranking will be received
Go home and sleep until morning twice
Go to the secret spy elevator
Go south to find Chaz (use taxi)
Talk to Chaz who will explain kite surfing
Kite surf to the island (don't lose the minigame as this will obviously waste time, however hitting things doesn't as long as you don't hit more than 3)
Find the three gems and complete the maze
Solve the block puzzle 
After a cut scene of Lindsay taking the key you will receive a 3 star ranking
Sleep until morning 3 times
Talk to Hopkins about the key 
Tell 12 people about the key (main characters) Talk to all characters on a screen and move around the screens in a counter clockwise fashion. Skip the empty screen (no NPCs) with a taxi.
Sleep until night
Follow Thief V to his hideout. On the last screen where you must follow Thief V there is a small cliff you must hide under until Thief V looks back. If you aren't completely concealed by the cliff you will be caught.
After finding Thief Vs hideout, sleep until night
Go to Thief V's hideout
Solve Frog puzzle to get map. If needed listen to the phonograph machine and select the frogs in the same order. The order is the same every playthrough so remember the order if you don't want to have to lose time
A cut scene will show you taking back the map
Talk to Katie about diving suit in the eastern part of town
Talk to Roboty in the petting zoo
Talk to Katie again to receive a 4 star ranking
Sleep until morning 3 times
Buy the diving suit from Katie
In the southwestern screen of town there is a beach. A cut scene will activate on that beach and you can dive to the final area. (take a taxi to station 2 of this screen)
Epic fail Thief V chase
The answer to the first puzzle is 50
Solve second block/picture puzzle
Third puzzle -walk on the tiles in order of egg,chick,chicken and repeat until you reach the end. 
catch Thief V in a cut scene
Ring the Bell
Watch all of the happy sims
Final cut scene w/ Hopkins
Run ends once the screen fades into the credits
