Current fastest room order for the main mansion area is to complete all top floor objectives before moving onto the bottom floor.

In certain areas, you can save time menuing by holding X before picking up the item, so that the menu opens very quickly after you pick the item up. This allows you to use the item right away after picking it up without having to open the menu through conventional means, creating small time saves and potential sequence breaks. This trick is called 'X buffering' or 'menu buffering', and is used a few times during the game. This trick is explained again during the guide for the Numulix Skip so feel free to watch that if you prefer a video guide.

You can X buffer the firewood so the menu opens as you pick it up. Assuming you collect all the torch items in the optimal order, you can make the torch quicker this way:

You can press X on most ladders to immediately drop to the bottom, saving time climbing down them:

You can X buffer in the fireplace before dropping the eyes. Hold X before moving the logs and the menu will pop open just after the logs move:

You can skip the door barricading scene after grabbing the perfume by X buffering before grabbing it. You can then sequence break by using the perfume in that menu before the doll attacks you. When you leave the room it will look as if you have black screened the game but you're actually in the hallway Aya collapses in. Holding in Down and Right together will take you straight to the rat corridor. Vid guide below:

You can skip the fast QTE when collecting the doll room by holding up as you come out of the gem pickup notification. (100% only)

Unlike the earlier MF games, the chandelier room doll moves independent of the player, and will not stop during cutscenes. Because of this, suboptimal movement will cause the room to take much longer than it needs to as the doll will be in a position where you have to wait a long time for it to move back under the chandelier. If you move quickly, you can get it very quickly as soon as everything is set up, which we currently call the 'Quick Cycle'. You can see this below:
