Sub 40 is possible. Biggest time losses were the climb to the roof in chapter 3 just before the tower and falling in chapter 7 at the truck. Slow chapter 4 boss, slow tower climb after heli boss, didn't avoid "new area" cutscenes in Chapters 6 and 7. New time saves by Isenlyn added in chapters 4 and 7.
