Route

Here's the route I used in my 2013 speedrun, minus screenshots.

Start game, skip through phone convo. Go to graveyard. Talk to Wade and pick the first option, then end the convo.
See all gravestones, except Gray Lady, the one left of Wade's parents, the one right of Wade, and Beauregard at the far left of Charlotte.
Go to front porch. Get hammer by thing.
Go to parlor and talk to Clara.
Get oranges and napkin.
Go to workshop. Get pennies by projector.
Open electricity manual. Only read page one.
Get nails off of wall.
Charge phone.  15 minutes later, it actually charges.
Get portrait from worktable.
Go upstairs. Put portrait in place.  Get cotton.
Open Savannah's book.
See Charlotte, leave house and return for rhyme note.
Go to Wade and ask for Charlotte rhyme.  2nd option, "do people really come here?" 
Go to workshop. Get turpentine, picker and hand shovel.
Use EMF, then blind yourself.  Say "you can't scare".
Meet with Harper and get puzzle note.  Read it.
Get another napkin.
Clean portraits in the room. 
Get portrait and hall and three upstairs.
Clean Clara's portrait.
Note. Cotton gin, get seeds, balance scales.

Jessalyn's backpack. Get key.
Open door to basement to see Harper.
Tattle on Harper
Turn at stairs to get the new note, which is the bottle note. Get tiles, then answer is Bileo.
 
Go through passage. Turn and get the camera.  Skim through pictures.
Get flower note.
Get snake design on pillar.
Go to ruins. Get scavenger hunt list by "T".
Get film inside ruins
Use picker for crypt key.
Back in the house, watch the film.
Back to ruins. Go in house for cutscene.  SAVE.
Stacking puzzle, followed by fountain puzzle.
 
Go to graveyard and see "54 souls" tomb.
Enter crypt with crypt key. Scare away Harper.
Get flower from vase.  SAVE.
Beauregard puzzle.
 
Get bird sketch from right-side-of room.
Bird coffin is middle row, leftmost column. Solve it.
Put snake plate on coffin in bottom row, second-from-left column.  Solve it.
Take star plate from bottom row, second-from-right column.
Put star plate on top row, second-from-left column. Solve it.
Use flower on Charlotte's statue.
Leave to crypt and return to get flower design.
Check Beauregard's tomb.
Into the house.  New note.
Use note to get antique key, for clocks in Charlotte's room.
Open door to Charlotte's room.
 
Get key from jewelry box.
Solve tile puzzle for key to clock puzzle.
 
Clock puzzle [11:00, 10:00, 11:30, 11:00 and 11:30]
Go to workshop.  See phone password.
Password is VWRMYFITS
Listen to third audio message
Get Ethel's grave puzzle and solve it. L, R, L, R, L, R, L, R.
Go to crypt.  Middle row, second-from-right column gets flower plate.
Flower puzzle for button. Use it to find Jessalyn.

Skip most of conversation.
Go upstairs, through barrel passage.  Then, use hidden passageway to reach Clara's room

Back to Jessalyn's area. Note dark tunnels before talking to her.
Marianna, Hiriam, Emeline.
Fix generator.
Get Colton Note.
Dig at proper spot
SAVE.  Safe puzzle.
 
Game over.
