Green can spawn in the first room (relative to first hallway), in the kitchen, or in the room right next to the backyard. Red is always in green room which is in the hallway left to the living room. Hammer can spawn in the orange room (basement) in the shed (backyard), or in the green room. Wrench can spawn in the red room (3rd floor), in the basement, or in the shed. Blue key is always in the red room. The plank can spawn in the red room, the bathroom (2nd floor) or the backyard (behind the shed). The yellow key can spawn in the basement, the shed, across the plank, or the orange room. The orange key can spawn in the backyard, or the room across the plank (you need to use the wrench for it). The yellow safe is in the basement. The white key is in the well, and is given after both the red and green gears are in place. The purple key can spawn across the board (where you use wrench upstairs) or in the kitchen on the counter.
