Some loose comments:

• Good first path, my early-game (keys) was one of my worst segments ever, lost probably 40 seconds on being bad and bad RNG.
• Had to take roof access, which is what, 30 - 40 seconds longer?
• Access code part was also messy beyond reasoning. Likely another 40 - 50 seconds lost here.
• Had a really good helicopter clear.

A loose estimate, but the run could easily be trimmed by two minutes, if you're lucky and don't panic. There are some clear thing I have to work with, for the easy category, since all the shooting is attracting too many zombies.
